Some buyers think that a builder will give them a better deal if the buyer doesn't have a Realtor. I've been told by builders that the incentives are the same whether a buyer has a broker or not. The bottom line is that a non-represented buyer doesn't have counsel (unless they hire an attorney) to review the contracts and all agreements which are required by and written by the builder in his favor, and the builder makes a greater profit.
